This Design & Build project in a designated Conservation
area comprised the demolition of existing shop units
and the construction of a ground floor commercial unit
with 3 flats built over two further floors. The demolition
included the controlled removal of contamination and
temporary propping to the adjacent party walls. During
the works, foundations which were shared by the adjoining
building proved to be inadequate for the new structure
and this resulted in the need for hit and miss underpinning.
Detailed consultation and liaison was required with
the local authority planning and conservation departments
in order to satisfy the external fabric requirements.
Sectional completion of the ground floor also enabled
the fitting out of the ground floor commercial unit
by the Halifax whilst the upper floors were ongoing.
